5 Things to Know Before You Buy

1) Know who you are buying from:

The purchase of your home is one of the largest purchases you will ever make in your life. Whether this is your first or last home, or somewhere in the middle, it is vital that you know who you are purchasing from. Make sure that you do your homework and ask questions. Your comfort level with the retailer that you are working with should be your best guide. Whether your communication is through phone calls or by email make sure that they are giving you the type of service that you want and deserve.

2) Get references

There is no better way to know how a company handles business than by talking to previous customers. Before you buy, ask for a couple of references and make sure that at least one of the references has purchased their home within the past year. Ask about the good and the bad, if you are told that everything went great be cautious this is construction work and every job has challenges, but a reputable company will help you through those and in the end it should have been a good experience.

3) Never accept construction prices given over the phone

It is impossible to give accurate construction prices over the phone. If you are given set up, foundation, utilities, and other construction prices over the phone, you should be cautious. There is no way to give accurate construction prices for your specific site without having a reputable contractor visiting your home site. So, please be sure that you have a site evaluation from an experienced contractor.

4) Who will be the contractor of record

Most modular and manufactured home dealers refer your business to contractors. Make sure that you get references from them as well. The set up and construction of your home is critical in making sure that your buying experience is a good one.

5) Get references from your lender

Your construction loan is the life line for your project. Making sure that your lender can provide the financing that they have promised and keep the construction loan funding throughout your project is critical.
